Located on the award winning Limefitt Park, in the beautiful Troutbeck Valley, Leaside is a very spacious 3 bedroom Pine Lodge. With its spectacular and unspoilt surroundings, direct access to the Lakeland fells and abundance of walks and wildlife you might think that Limefitt Park is remote but you are only a few minutes drive from Windermere and Ambleside.
Fully central heated and double gazed providing a warm welcome whatever the weather. Living area is open plan and comprises of lounge, dining area and Kitchen.

The lounge has 2 leather settees, a club chair, 2 x coffee tables, cupboards, sideboard, electric fire, flat screen TV and DVD player . The dining table seats six, there is a radio CD player with iPod docking station. The spacious fully fitted kitchen has everything you should need. Appliances include, oven, hob, slow cooker, dishwasher, large fridge freezer, microwave, kettle, coffee maker and toaster.
Utility room has further cupboards, sink and a washer/dryer.

Master bedroom has a King size bed, en-suite with large shower, free-standing wardrobe, TV and hair dryer.
2nd bedroom has twin beds, wardrobe, bedside table and a TV/DVD
3rd bedroom has bunk beds, wardrobe and a TV
Family bathroom has a bath tub with shower.
Outside there is decking to front and side, with spectacular views. Front decking has views of Sour Howes and Wansfell. Large side decking has views of the woods and games field where the deer are frequent visitors.
With gates that bolt shut the decking is safe for little ones and furry friends. The decking has patio furniture, a garden swing and a barbecue.
At the side of the Lodge for parking for 2 cars.
Limefitt Park is located in one of the Lake Districts most beautiful valleys. It has an abundance of walks and wildlife in spectacular, unspoilt surroundings.

Reception - The old mill have been converted into the Parks reception and shop.It stocks papers, groceries, beer and Wine. There is also a wide selection of DVD's for hire.
The Haybarn Inn - A traditional Lakeland Inn just a few minutes stroll from the lodge. Great food, hand pulled local ales, log burners, comfy sofas and friendly staff. Separate room with pool table, dart board, arcade games and slot machines. The beer garden has views over the park to Wansfell.
Adventure playground and picnic area - Plenty for everyone, swings, slide, see-saw, sandpit and the zip wire. The picnic tables are between the playground and the stream.
River pool - A deeper part of the stream, with a rope swing for those who want more than just a padlle.
Games Field - Large open area with football and badminton nets.
Dog field - The only place on the Park where dogs do not need to be on a lead.
Launderette - Coin operated washing machines and dryers.
Pony Trekking - Direct access to the bridleways of the Troutbeck Valley.

Near Windermere - a shingle composition 4.4 miles away. This is not your traditional beach, but known to locals as Windermere Beach, an inland freshwater beach backed by flat grassy land on the lake. A good spot to have a picnic and relax when the weather permits
